PROTECT YOUR INVESTMENT

If you are selling a house today , there are some things you'll want to do to ensure you reach your pricing goal.  The first is to determine what price to ask for your home.  That's where my services as your REALTOR®  can be invaluable.  I have access to data on comparable homes in your neighborhood; I research the current market and local property values so that your property is priced correctly initially. Your home is then marketed to the public using innovative strategies and techniques to attract potential Buyers.

SPREAD THE NEWS!

You can't sell your home until Buyers know it's available.  I can help by listing your house on computerized services, putting up signage and connecting you with qualified buyers.  Tools such as custom feature sheets and open house invitations are also used to market your home.

HOME TOURS

Holding Open Houses, letting your REALTOR® show the house as much as possible, and staying flexible are important to selling your home.  Showing your home may seem inconvenient at times, but it is very  necessary.  A realtor's job is to narrow down the people who are interested in the home, bring you qualified prospective buyers, and to point out the selling points of your home.  Your job is to make your house available so that it can be shown to as many potential Buyers as possible.

GET IT IN WRITING

All offers, counter-offers and contracts must be made in writing.  Verbal agreements are not legally binding.  While your deal is being negotiated, you can still entertain offers from other Buyers.  You have no legal obligation to anyone until you give written acceptance of an offer.  When you consider an offer, your actual profit will differ than the amount being proposed.  Remember to deduct the costs of your current mortgage balance, inspections, unpaid taxes, sales commission, etc.

Once you decide to accept an offer, the Buyer is now legally obligated to purchase your home.  There are some standard contingencies, though.  Typically, these include issues such as the Buyer being unable to get financing, or the house failing a building inspection or appraisal.

CLOSING THE DEAL

The details have been worked out, and the paperwork has been signed transferring title to the new owner.  Usually, the Buyer will take possession of the house immediately after the deal closes, unless other terms have been agreed upon in writing.
